Staging Your Home for the Highest Price

Astute home sellers understand the value of “staging.” Staging is setting the right atmosphere for potential buyers. The following tips will help you maximize the appeal of your home.

bullet

Keep room draperies and shades open to let light in and make rooms appear larger.

bullet

Neatness makes a room look larger.

bullet

Have your home well-lit during showing. At night, turn on porch lights and outdoor lighting in back.

bullet

Avoid clutter and having dirty dishes in sight.

bullet

Keep toys put away. Bikes, wagons and skateboards should not be out in front; make them as inconspicuous as possible

bullet

Turn radios, stereos and the television off or at least way down.

bullet

Let your broker or real estate agent conduct the open house, and take your family away for the day.

bullet

Refer direct inquiries about your house to your Realtor.

bullet

If you're home during a viewing, leave the Realtor alone to show your property. Be friendly and encourage people to make themselves at home. Answer questions candidly, but avoid questioning potential buyers.

bullet

Keep pets outdoors.

bullet

Don't mention furnishings you wish to dispose of unless asked.

bullet

Remove or replace items not included in the sale of your house.
